Where should you book a hotel or houseboat in Kashmir: a national booking app or a Srinagar-based team? An honest look at photos, location, heating, houseboat categories, transfers and who picks up the phone when plans change, and when an OTA is the better choice.

Quick Answer: For most Kashmir trips, booking through a Kashmir-based team is safer than a national booking app because the team knows things a listing does not show: the exact location and road access, how the room is heated in winter, the real category of a houseboat, and whether the hotel is still worth staying at this season. They can also add the cab, shikara and union taxi and answer when plans change. A national OTA is a good choice if Kashmir is one stop on a longer trip, you want loyalty points, or you already know the hotel.
Most travellers book Kashmir hotels the way they book anywhere: open an app, sort by rating, pay. In Goa or Jaipur that works well. Kashmir is different in a few specific ways that a national platform, built to list hotels across the whole country with the same booking flow, is not designed to handle. This post explains those differences honestly, including when a big booking app is the better option.

Six things a Kashmir hotel listing usually does not tell you
1. Where it really is, and how you reach it
"Near Dal Lake" can mean on the Boulevard with a lake view or in a lane 2 km back with no view at all. In Pahalgam, a hotel may be in the market, on the hillside above town or out on the Aru road, each a very different stay. Some old city and lakeside properties have no car access to the door. A local team knows the street, not just the pin.
2. How the room is heated in winter
From October to March this matters more than the star rating. "Heater available" can mean central heating, an oil-filled radiator, a single electric heater or an electric blanket, and power cuts change the answer. We ask, and we tell you before you book. See Srinagar hotels with room heating.
3. What category a houseboat really is
Dal Lake houseboats are officially graded Deluxe, A, B and C, and the gap between them is large. Photos on booking sites can be years old or show a different boat from the same owner. Touts at the airport and at the ghats are a well-known problem. Our houseboat booking guide explains how to check, and our houseboat listings show the real boat and price.
4. Whether the photos match this season
Hotels change: a renovation, a new manager, a wing closed for winter. A team that books guests into the same properties every week hears about it quickly.
5. What the rest of the trip needs
A Kashmir stay is rarely just a room. You need an airport pickup, a cab for Gulmarg, a shikara, and in Pahalgam and Sonamarg a local union taxi that your outside cab cannot replace. A national OTA sells the room; we can put the room, the cab and the shikara on one itemised bill.
6. What is open this week
Roads close for snow, sites close for security reviews, and some reopen without much notice. In 2026, for example, Baisaran meadow in Pahalgam was still closed while other places had reopened. A Srinagar team planning trips daily knows this; a national call centre may not.
When a national OTA is the better choice
- ✓Kashmir is one stop on a long India trip and you want everything in one app.
- ✓You collect loyalty points or have a corporate account with that platform.
- ✓You already know the exact hotel and only need the room, with nothing else arranged.
- ✓You find the same room cheaper there for your dates. Prices differ by property and date, and we do not claim to always be cheaper.
If you are in that position, book there. If you are not sure, send us the hotel name and we will tell you honestly what we know about it, whether or not you book with us.

- During the trip you have a local team on WhatsApp if something changes.
A quick checklist, wherever you book
- ✓Ask for the exact location on a map, and whether a car reaches the door.
- ✓In winter, ask how the room is heated and whether there is power backup.
- ✓For a houseboat, ask the official category and for recent photos of the actual boat.
- ✓Check whether breakfast and dinner are included; many Kashmir stays sell room-only, breakfast, and breakfast-plus-dinner plans.
- ✓Read the cancellation terms before you pay.
- ✓Never pay a tout at the airport or ghat for a houseboat you have not seen.
